Two Platt Park Single Family Homes (Not in the MLS)

I currently have two detached single family homes for sale, off-market (not in the MLS), in Platt Park, two great Denver Investment Properties.

One is a 2b/1b ranch, just under 1,ooo sq ft.  Asking price is 290k.  It will be vacant end of September and is a perfect option for a primary residence buyer, or a buy and hold investor.  Previous rent was $1,900/month (tenants paid utilities).  Based off the asking price the CAP is just over 6%.

The other single family home is a story and a half, 1333 finished sq ft above grade and is a 3b/1b.  Asking price is 325k.  It has leases in place until the end of May,2014.  Current rent is $1,948/month and tenants pay utilities (owner pays water/sewer).  Based upon asking price, the CAP is 6.5%.
