Top 3 Hottest Neighborhoods for Denver Investment Properties

If you’re looking for investment properties in Denver, look no further than Capitol Hill, City Park and The Highlands. These are three neighborhoods that are up-and-coming in Denver, with investment value that will not disappoint. Capitol Hill, City Park and The Highlands all have historical heritages combined with a young vibe.


Capitol Hill

Capitol Hill is located just southeast of downtown Denver. If you’re up to it, you can walk or bike downtown without any trouble. This neighborhood supports local businesses, affordable homes, and an environment ideal for both families and young professionals.

The median sales price for houses in Capitol Hill (also know as Cap Hill) from March to May of this year was $175,000. At an affordable rate, this actually shows an increase of 6.1% compared to the prior quarter. Sales prices have appreciated by 8.7% in the last five years. If this trend continues, as it should, Capitol Hill will prove to be a good investment area.

  • Median sales price for Capitol Hill is 19.56% lower than the median sales price for Denver.
  • Average listing price for homes here was $253,711 for the end of June.
  • Average price per square foot for homes in Capitol Hill is $181 right now.

City Park

City Park is located northeast of Capitol Hill and almost directly east of downtown Denver. Again, if you’re looking to be close enough to downtown so you can bike or use public transportation, this is a great location.

The median sales price for houses in City Park from March to May of this year was $375,000. With higher home prices, this neighborhood generally supports nicer homes than Capitol Hill with more recent updates and amenities. The median price right now represents an increase of 12.8% compared to the prior quarter and an increase of 11.2% compared to last year. Sales prices have appreciated by 10.6% in the last five years, setting a solid investment trend for the area.

  • Median sales price for City Park is 72.37% higher than the median sales price for Denver.
  • Average listing price for homes here was $458,593 for the end of June.
  • Average price per square foot for homes in City Park is $295 right now.

The Highlands

The Highlands is located northwest of downtown Denver. This neighborhood has a rich Hispanic heritage, and recently took off again in value in the last five or six years. A pedestrian bridge connects this neighborhood to downtown Denver, giving the neighborhood excellent walkability.

The median sales price for homes in The Highlands from March to May of this year was $352,500. This puts it about on par with City Park as far as prices go. So from here it’s really a preference based on the neighborhood itself. This median price represents a an increase of 17.5% compared to the prior quarter and an increase of 14.5% compared to last year.

  • Average listing price for homes here was $479,296 for the end of June.
  • Average price per square foot for homes in City Park is $308 right now.
