Denver Real Estate Market Update: April 2009

Single Family (Res + Cond)
*         Active listing inventory was 20,705 at end of month
*        Even versus month ago figures
*        Compared with Apr 08, this represents a 21% decrease
*         Under contract listings were up 7% to 5,183 units compared with prior month
*        However, under contracts dropped 18% from same month, year ago
*         Sales volume (units) totaled 3,390
*        Up 6% compared to Mar 09
*        Down 21% compared to Apr 08
*         Year-to-date (YTD) sales are down 17%,
*        13,962 units sold YTD 08 vs 11,549 units sold YTD 09
*         Average sales price was $233,482, even with prior month
*        6% decline from Apr 08, $247,583 avg price

Residential
*       Available inventory was at 15,639 active listings, even with prior month
*        This represents a 22% decrease from same month year ago
*         Under contract listings increased 6% to 4,153 from Mar 09 figures, but were down 18% compared to Apr 08
*         Sales were up 5% from month ago to 2,706 units sold
*        Compared with Apr 08, units sold dropped 19%
*         YTD sales (units) were down to 9,247 from 10,997, a 16% decline
*         Average sales price was $254,442
*        Up 3% compared with Mar 09, $251,583 avg price
*        Down 5% versus Apr 08, $267,259 avg price
*         Median sales price was $210,000, up 1% versus prior month, but down 5% from Apr 08

Condo
*         At close of Apr 09, there were 5,066 available units
*        Even compared to prior month and down 17% compared to Apr 08
*         There was a 12% increase in under contract units compared with Mar 09
*        Under contract listings were down 16% versus same month year ago
*         684 units sold in Apr 09, which represents an 11% increase from Mar 09 and a 25% drop from Apr 08
*         YTD there were 2,302 units sold, down 22%
*         Average sales price were $150,560, a nearly even with Mar 09 and down 14% from Apr 08
*         Median price were up 1% to $130,000 compared with prior month, 128,500
*        Median price dropped 3% from $134,500 in Apr 08
