April 2nd: Denver Bank Foreclosure Deal

Today’s deal is a Denver bank foreclosure, turn of the century victorian that was built in 1886…guess that makes it prior to “turn of the century”, lets just call it an older property with some charm. List price is 120k, I have the ARV coming in between 230-255k depending on the quality of the remodel. I think 40k would get this one done nicely, and put you in the higher ARV range. Corner lot is a benefit, and the roof was replaced a few yrs ago. This one is a 3/1, 1050 sq ft on the main level (it is a ranch) with 143 sq ft in the basement, although these homes normally have more of a cellar/crawl space.
