										<content:encoded><![CDATA[<p>Today&#8217;s <strong>Denver Investment Property</strong> was in Congress Park, on the east side of Denver.  The Seller bought the property distressed as a reverse mortgage short sale.  Never heard of such a thing?  Well, I&#8217;ve helped many buy short sales, but this was my first reverse mortgage short sale.  Anyways, the Seller bought the property for 250k, put 100k into it, and I just sold the rehabbed version for 417k.</p>

<p>Today&#8217;s property is two blocks off the south side of <strong>Sloans Lake</strong>, listed at $173,400.  It is a 4b/2b, 2 car detached garage, 1376 total sq ft, built in 1948. A buy and hold scenario would dictate about 10-18k needed for rehab work prior to leasing.</p>

<p>Today&#8217;s daily <strong>Denver Bank Foreclosure For Sale</strong> is in the foothills of Denver.  The property is a two story with a walk-out basement, 4b/2b&#8217;s, 2255 total sq ft.  The property sits on half an acre, with a great wrap around deck to enjoy a great view of the Front Range Mountains.  You&#8217;d really never know this was a foreclosure, as stainless appliances are in the property, all new windows, carpet and paint are in good condition too.  With that being said, the property is listed at $218,900; however, past sales could support a $205-210k sales price.  Assuming the main items are in tact, 10k to spruce this place up would probably be sufficient, then allowing for a 300k ARV.  This property would not be the best candidate for hard money, as DOM (days on market) tends to be on the higher side in the foothills and your holding costs with hard money has potential to eat into the profit spread.  If you are going to take on a mountain property, this is the time of year to do so!  Placing this home back on the market, fully updated, in June, will give you the best exposure and best chance to keep the DOM on the low end.</p>

For those of you not familiar with Longmont, it is about 10 minutes north of Boulder and just under 100,000 people call Longmont home.  This <strong>Boulder County bargain</strong> <strong>foreclosure</strong> is a 3b/2b ranch home on a large lot close to everything you&#8217;d want to be near in Longmont, as well a short drive and easy access to Boulder.  List price is at $181,900, ARV is coming in around 275k, with about 35k needed for repairs.  This scenario is based off a rehab/fix and flip scenario.  If you are looking to buy and hold, probably 10k would be needed for repairs.  Longmont&#8217;s rental population is aprox 32% as well.</p>
